What you should know about Internet  and other DIY roof cleaning products!! 

1) Simply, They are not very effective at removing roof stains !!!

 What's the cause of roof stains?

  Here is a microscopic view of Gloeocapsa Magma a.k.a. roof algae, those commonly seen black stains. Check out those roots!  These stains are living organisms that have colonized your property's roof.  Roof algae growth most often starts on the North and West slopes of a structure.  This is because of the lack of UV Sun rays on North and West sides of the home or building and the moisture stays on these sides longer. Once established roof algae can over take the entire roof.

   

Is this biological growth destructive?  

 Hundreds of field tests confirm that it is!! We can safely stop this destructive process and prevent the growth from ever returning with a yearly prevention spray.

Not convinced? There are several ways to test a shingle roof for granule loss.  The two easiest methods are explained below:

We can perform the "Pick Test" for you for $20.00 , if you decide to hire us for roof cleaning this fee will be waived!!

 Method #1 is a visual inspection of the gutters. Where black streaks, moss or algae are present, excessive lost granules accumulate in the bottom of the gutter. In some cases, the entire bottom is covered! Now, inspect the gutters where no problems are apparent. There are very few granules to be found here. Seeing is believing. Why? Protective granules are being consumed and loosened by growing organisms. Permanent damage can result to any roof in less than 7 years! Most importantly, shingle manufacturers consider this biological growth a condition of the environment, and not a defect of the shingle. Therefore, the warranty does not cover this type of damage.    

Method #2 is called a "Pick Test". Used by shingle manufactures to calculate "adhesion percentage", it simply shows how many protective granules stuck to the shingle, and how many fell off during manufacturing. Take a flat object, such as a block of wood and wrap tape around it so the sticky part is facing outward. Now press it firmly against the shingles where black or green growth is present. Take several samples to get a good collection of data. Now, repeat the test where no black or green growth is present. When finished, the difference in the samples should be visibly apparent. If not, you can pains-takingly count the lost granules and log the results.

What's the affect?

 

 Once established, a colony of roof algae will absorb heat, retain moisture and feed on the filler material in the shingles. Usually starting on the North and West sides of the roof because of lack of UV Sun rays.

   According to some studies, a colony of roof algae can increase your cooling costs. The stains can limit your roof's ability to reflect heat. Which in turn, makes your attic space warmer, thus making your overall interior temperature higher. Final result, the A/C unit must work harder than before thus consuming more energy.  

  Have you ever noticed the roof stays wet longer where the stains are? There are three reasons for this. The growth will begin where the roof holds the most water such as dips in the roof or where lots of water flows over one spot, like below a downspout that empties onto another part of the roof. Lastly the lack of UV Sun rays associated with the North and West sides. Once the stains are established, they retain moisture further from rain,snow, morning dew and even humidity. This moisture allows the colony to rapidly expand and sets conditions for rot and other growths. During the winter months the algae goes dormant and does not grow or spread.

 The bigger the colony gets the more it feeds. What does it consume? It likes to eat the limestone filler in the shingles. This causes the gradual loss of shingle granules over time. These granules protect the roof material underneath,reflect heat and give the roof its color. Lose to much granule and those shingles need replaced. 

  All together these factors diminish curb appeal,shorten the life of the roof and if untreated will lead to early replacement!   These repair costs most likely will not be covered by insurance policies. Why not? A case such as this would be considered a maintenance issue.
